All land in Tanzania is public land. What changes hands is a right of occupancy, and the value of a property deal usually turns on how well that right has been documented.
We investigate title at the Land Registry, confirm the unexpired term and the conditions attached to the right of occupancy, and identify anyone else with an interest before money moves. We then handle the transfer approvals, the leases, and the construction and consultancy contracts for whatever is built on it.

The title itself, the unexpired term, the land rent position, and whether the seller is in fact the registered occupier. A deposit paid before those are confirmed is difficult to recover.
Not directly. Land is normally held through a derivative right issued via the Tanzania Investment Centre, or through a Tanzanian company. We advise on which route fits the project.
For a title investigation, a transfer or a standard commercial lease, we agree a fixed fee before starting.
